Terms of Service

1. The Realtya platform

Realtya is an online venue that connects property owners, buyers, tenants, and, where listed, licensed brokers or agents. We publish listings, inquiries, and related tools. We do not take deposits, hold funds in escrow, or guarantee that a property will sell or let.

You should independently verify ownership, title, encumbrances, and the physical condition of any property before you pay money or sign an agreement.

2. Brokerage and commission

First priority: 0% brokerage on Realtya-verified, owner-posted listings.

A listing marked Verified by Realtya is posted by the direct property owner (or an authorised owner representative) and reviewed by Realtya. On these verified owner listings:

• Realtya does not charge buyers, tenants, or owners a brokerage or commission fee.
• The owner is dealing with you directly. There is no Realtya brokerage to pay for that connection.
• 0% brokerage is our default and first priority for genuine owner listings that carry the Verified by Realtya flag.

Other properties on Realtya may be listed by brokers, agents, or intermediaries. Those listings are not treated as 0% brokerage owner deals unless they are also marked Verified by Realtya as a direct-owner post. For broker-listed properties:

• The broker or agent may charge their own commission or brokerage, as shown on the listing or as you agree with them in writing.
• That commission is between you and the broker. Realtya does not set, collect, or split that fee unless a separate written agreement says otherwise.
• Always confirm who posted the listing and whether brokerage applies before you visit, pay a token, or sign.

If a listing is not marked Verified by Realtya, do not assume 0% brokerage. Look at the listing details, the poster’s role, and any disclosed commission.

3. Posting a listing

Listings must be accurate, lawful, and posted only by someone who owns the property or is authorised to market it. Owners who want the Verified by Realtya flag and 0% brokerage treatment must submit truthful owner details and complete Realtya’s review. Brokers who post must identify themselves as brokers and must not present a broker listing as a direct-owner, zero-brokerage listing.

Realtya may approve, reject, unpublish, verify, unverify, or remove content that is misleading, unauthorised, or against these terms or applicable law. New and edited listings stay pending until an admin reviews them.

4. Accounts

You are responsible for keeping your password confidential and for inquiries and messages sent from your listings. Accounts may be suspended for fraud, abuse, fake owner claims, hidden brokerage on a “verified owner” listing, or repeated policy breaches.

5. Liability

Realtya is provided as a listing and inquiry platform. We are not a party to sale, lease, or brokerage contracts between users. To the extent permitted by law, we are not liable for deals that fall through, title defects, or commission disputes between a user and a broker.

6. Governing law

These terms are governed by the laws of India. If a provision is unenforceable, the remainder still applies. Questions about these terms can be sent through our contact form.
